As a guide, a routine service on most modern boilers takes around an hour. It can take longer if the boiler needs a deeper clean or something needs a closer look.

How much does a gas boiler service cost?

It depends on the make and model of your boiler, how easy it is to get to and whether there are other gas appliances to check. Tell us about your boiler and we'll let you know the cost when you book.

Do you service all makes of gas boiler?

Tell us the make and model when you get in touch and we'll confirm we can help. The make and model are usually on a label on the front or underside of the boiler, or in its manual.

Is a boiler service the same as a gas safety certificate?

No. A service is about keeping your boiler in good working order, with the parts cleaned and checked. A gas safety check, which landlords must have every year, covers every gas appliance in the property and is recorded on a gas safety record. They can be done on the same visit, but they are different jobs.

What do I need to do before the engineer arrives?

Clear the space around the boiler, especially if it's in a cupboard, and have any previous service records to hand. Leave the heating on as normal so the engineer can see the boiler working.

Most boiler breakdowns don't come out of nowhere. Pressure creeps down, a seal perishes or the burner gets dirty. None of it stops the heating straight away, but left alone it makes the boiler cost more to run and fail when you need it most, often in the first cold week of winter.

A gas boiler service from Clean Heat Solutions checks that your boiler is burning gas safely, cleans and inspects the parts that wear, and tests the heating system around it. How a boiler service works

Tell us about your boiler

Let us know the make and model, roughly how old it is and when it was last serviced. A photo of the boiler's label helps the engineer arrive prepared.

Safety checks and cleaning

The engineer checks the gas supply and flue, takes a flue gas reading, then opens the boiler to inspect and clean the parts the manufacturer specifies.

Test the whole system

We check the system pressure, expansion vessel, pump and controls, then run the heating and hot water to make sure everything works as it should.

Your service record

We fill in your boiler's service record and talk you through what we found. If a repair is needed, we explain it and tell you the cost before any work starts.

Gas Safe registered

By law, work on a gas boiler must be done by a Gas Safe registered engineer. We're on the register, and you can ask to see the engineer's ID card when they arrive.

What's included in a gas boiler service

Flue and combustion. We check the flue is sound and nothing is blocking the terminal outside. A flue gas analyser then shows whether the boiler is burning gas safely and efficiently.

Gas and safety devices. We test the gas pressure at the boiler and check the safety devices that shut it down if something goes wrong.

Inside the boiler. We open the case and inspect the burner, heat exchanger, fan, electrodes and seals, cleaning where the manufacturer asks for it. We also clear the condensate trap. A blocked trap or a frozen condensate pipe is one of the most common reasons a modern boiler locks out in winter.

The system around it. We check the system pressure, expansion vessel, pump and controls, and clean the magnetic filter if you have one.

We make small adjustments on the day. Anything bigger is explained, with a clear price, before any work goes ahead.

Carbon monoxide, warranties and running costs

A boiler that isn't burning properly can produce carbon monoxide, a poisonous gas you can't see or smell. A yearly service catches that early, and an audible carbon monoxide alarm in the room with your boiler adds a second line of protection.

Most boiler manufacturers ask for a service every 12 months to keep the warranty valid. Keep your service records somewhere safe, as you may need them if you ever make a claim.

A service helps your gas bill too. A dirty heat exchanger burns more gas for the same heat, so we also check your flow temperature. Many condensing boilers are set hotter than they need to be, which stops them condensing properly and wastes gas.
